Both Directors have many years of experience at the coal face in the direct negotiation and exchange of longer-medium term option and promotion agreements (strategic land) and shorter term conditional and unconditional deals (immediate land) on behalf of major plc housebuilders and landowners, both on an acquisition and a disposal basis.
Finding the right development solution, promoting it and finding the right developer can be a tricky process with some complex elements. Here at Origin, we simplify and cut through this complexity, shortening your journey, by breaking it down into the simple stages below. Utilising our strong experiences and specialisms in land and planning, we will:
- Appraise: appraise your land holding(s) for development potential, often free of charge for an initial review and summary on prospects
- Strategy: devise a land and planning strategy for achieving this development potential in respect of land disposal (selling) and securing planning permission
- Market: ascertain and compare developer interest in your site by seeking best terms from them to enter into an agreement to secure planning permission on your site;
- Agreement: advise on preferred developer to into legals to negotiate and exchange an agreement to secure planning permission on your site as your development partner – we would seek an agreed fee on exchange to cover the above stages;
- Promote: proactively seek to secure a planning consent at the earliest possible opportunity – we would tailor our fees to the scale of development
- Sale: seek to secure the best price for you land once planning consent is granted – we would seek a small percentage of the final price paid for the land if a third party consultant is appointed to promote the land

We have a diverse network of connections with a range of developers, promoters and housebuilders of all different sizes who look at smaller scale sites from under an acre right up to optimum 10-20 acres sites and larger scale strategic sites suitable for urban extensions and garden villages.
Promoting your land privately keeps your freedom of options open in terms of selling the site, but you will have to fund the promotion directly. Partnering up with a developer means that the developer will fund the promotion, with the costs associated with this usually being deducted from the final price on selling the land.
Land that is signed up and promoted by developers and housebuilders can often stand a better chance of coming forward in the eyes of Councils. With a developer or housebuilder in tow, it can give the Council more certainty that should it allocate your land for development, that this will be delivered from the outset, with less chance of delays, such as marketing of the land and finding a developer it – which comes with a land promoter or marketing the site privately.
